Buildings in the city are detailed in the following format: Map Key: Name (usage, building class, # of floors)
Building Class
Building class is an artificial categorization of structures into one of four groups (described below), sufficient to allow the DM to describe the building on the fly.Class A Buildings
Class A buildings are always unique and distinctive landmarks of any scale. Most, however, are of a large and grandiose nature, almost built as much for show as for use. Examples include the city's public structures, major temples, and the nobles' villas.Class B Buildings
Class B buildings cover the larger, more successful and elaborate single buildings within the city. They have up to six stories, and might have extensive cellars (usually connected to the sewers at some point). Most inns and guildhalls fall into this class. Examples include grand houses and mansions, prosperous businesses, large warehouses, and the guildhalls.Class C Buildings
The great majority of buildings in Waterdeep are Class C - the tall row houses that line the streets to heights up to five stories. Row houses usually have shops on the ground floor, with offices.or apartments above that. While not always multi-story row houses, this class includes many of the better-kept taverns and rooming houses in the city as well.Class D Buildings
Class D buildings are lesser buildings, usually one-story wooden buildings used as small warehouses, individual homes, and storage sheds for Waterdeep's lower classes. Such buildings are mainly found in Dock Ward, southernmost Castle Ward, and, in smaller numbers, in Southern Ward and Trades Ward.COST OF BUILDINGS IN WATERDEEP
Here's a rough guess, and individual DMs can adjust as desired to fit the monetary standards of their own games. The prices immediately below are those for living space, not businesses. Yes, few of the city's current natives could afford to buy new buildings (or even old buildings) had they not been purchased ages ago and kept in the family, only having to worry about taxes. This is one of the main reasons why Waterdeep gets rebuilt exactly as before whenever tragedy strikes--no one is willing to give up the prime real estate except those who can afford to buy better... Class D Buildings: 1000 + 30 gp per 18' square lot/building site + 750 gp/floor of building built (new) or 500 gp/floor when purchasing a building. Class C: 2000 gp per 30' square lot/site + 1500 gp/floor (new) or 1000 gp/floor. Class B: 4000 gp per 30' square lot/site + 2400 gp/floor (new) or 2000 gp/floor. Class A: 10000 gp per 50' square lot/site + 7500 gp/floor (new) or 5000 gp/floor. These ratings are also adjusted by any changes or additions made to the Representative Floor Plans in City of Splendors, any expensive materials used, etc. For these, add trade charges for the labor (see Guild prices on Building and Stone). If the building has a business or trade use, fees come from the respective guilds (about 5% of lot costs + guild membership fees) and the City (an additional 2% based off lot costs), payable at the Palace. All of these fees come together and are finally adjusted by their placement. Trollskull manor is Class C builiding and its size is 4 30' square lots so his base value is 2000*4=8000+1000*4=12000 gp Dock Ward | No change to price South Ward | +2% to total price Trades Ward | +5% to total price Castle Ward | +10% to total price if south of the Castle / +20% if north of the Castle North Ward | +25% to total price Sea Ward | +40% to total price Trollskull manor is situated in North Ward and get 25% change to price. On a main avenue (pavement): +25% to total price (after ward adjustment) On a secondary avenue (cobblestones): +10% to total price (after ward adjustment) On a lesser avenue (corduroy/logs): +5% to total price (after ward adjustment) On a minor avenue (dirt road): No change to price Trollskull manor is situated on secondary avenue, so it's cost increases by 10% to 16500 gp Yes, this makes real estate in Waterdeep horrendously expensive, but that's life in the biggest city in the North and one of Toril's greatest cities ever.....Class A
The Palace, Castle Waterdeep, other public structures (e.g. the Arena), Major Temples (including The Plinth), Noble Villas. These buildings are unique, generally large and grand.Class B
Grand Houses (without grounds or walled gardens; villas always have such), Large Warehouses, prosperous businesses, Guildhalls. Buildings in this class have up to four storeys, and may have extensive cellars (usually connected to the sewers at some point). Most inns in the City fall into this class.Class C
Row Buildings. This class describes the great majority of City buildings, of two or three storeys, and usually having shops on the ground floor, with offices above and apartments above that (or just apartments). This class includes most of the taverns and rooming houses in the City.Class D
Lesser Buildings (hovels, sheds, small warehouses).
